Sandton Gate phase 2 fuels economic optimism



Abcon Developments and Tiber Construction have unveiled the highly anticipated second phase of the Sandton Gate mixed-use precinct, marking a significant milestone in one of South Africa's most ambitious commercial projects post-Covid-19.


The latest phase introduces approximately 22,000 square meters of new office and retail space, further solidifying Sandton Gate's position as a premier destination for business and leisure.


With plans for further expansion, the R750 million investment project is projected for completion by the end of 2027.


The decision to launch the second phase in April comes amid a resurgence in office occupancy and a surge in demand for dining and retail amenities.


Abcon Developments, in collaboration with Tiber, underscores the importance of catering to these evolving needs, emphasising the incorporation of backup power generators and water storage facilities, alongside value-added infrastructure and services.



Strategically located a mere five minutes from Sandton's CBD, Sandton Gate's tagline, "It's Sandton, but smarter," reflects its commitment to offering a sophisticated urban environment that prioritizes convenience and sustainability.


Phase two of Sandton Gate will deliver 10,000 square meters of commercial office space and 12,000 square meters of retail offerings, enriching the precinct's dynamic mix of residential, commercial, and retail components.



Situated along the picturesque Braamfontein Spruit, the development's prime location near major thoroughfares ensures easy accessibility for residents and tenants alike.


The first phase of Sandton Gate, comprising 15,500 square meters, debuted in 2019, showcasing a blend of commercial, residential, and retail spaces. Notable tenants such as Planet Fitness, 011 Restaurant, Seattle Coffee, and Solo Tu Salon have already contributed to the precinct's vibrant atmosphere.



Abcon Developments MD, Bryce O'Donnell, highlighted the rationale behind the expansion, citing strong demand for premium-grade office spaces equipped with backup utilities. O'Donnell stressed the importance of integrated precinct living, where access to retail and dining options fosters a sense of community and convenience for office workers.


Looking ahead, Sandton Gate's third and fourth phases will introduce additional office space, alongside 350 new residential units.


With completion slated for 2027, the development is projected to be valued at approximately R3 billion, signaling its enduring impact on Johannesburg's urban landscape.


ClucasGray portfolio manager Brendon Hubbard agrees the return-to-office trend is definitely gaining momentum in areas such as Sandton, adding that the market is likely to see big tenants such as banks increasingly getting their staff to return full-time.
