Is KwaZulu-Natal's South Coast back?



In recent years, KwaZulu-Natal's North Coast has seen significant development, with new residential and commercial projects, improved infrastructure, and an expanding tourism sector.


This growth has undoubtedly drawn attention, attracting investors, homebuyers, and holidaymakers seeking modern amenities and vibrant lifestyles.


Conversely, the South Coast has long been cherished for its laid-back atmosphere, pristine beaches, and natural beauty.


Amidst inconsistent E. coli readings plaguing Durban's beaches, the majority of sought-after Blue Flag beaches are located to the south of the city, on coastline that stretches some 120 km to Port Edward.


The region, however, has grappled with a multitude of obstacles. Economic challenges, marked by high unemployment rates, widespread poverty, and limited investment opportunities, have impeded progress.


Inadequate infrastructure, limited access to essential services like healthcare and education, and insufficient public transportation systems, have further stifled economic advancement, while elevated crime rates and safety concerns have dissuaded both tourists and investors alike for many years.


The tide may be turning however, as this beautiful coastline appears to be experiencing a resurgence, driven by a wave of transformative property developments. From revitalising coastal precincts to eco-friendly housing estates, the South Coast is attracting attention from investors.


“The true investment potential of KZN South Coast’s real estate is being realised with the emergence of several new housing and mixed-use estates in the past few years,” said Phelisa Mangcu, CEO of South Coast Tourism & Investment Enterprise (SCTIE).



Among the noteworthy developments attracting substantial investment is the R15 billion Renishaw Coastal Precinct in Scottburgh, which, following its successful Phase 1 development, is poised to become a thriving mixed-use precinct.


Other projects include the multi-billion-rand Bahari Bay eco-estate in Shelly Beach and the 32-hectare Injabulo Lifestyle Estate.



Also in the mix is a R2 billion investment in Umdoni Local Municipality, the Umdoni Point Coastal Forest Estate in Pennington.


Construction commenced towards the end of last year on the initial units, all of which will be solar-ready, with the first residents slated to move in by the second quarter of 2024.



Aspects like state-of-the-art security, eco-conscious living, on-site facilities, and notable community initiatives such as the Sweetdale Skills Centre and Sweetbike Community Project contribute to the region’s upliftment and are attracting investor interest.


“The fact that construction is about to get underway at Serenity Hills is a significant development as it shows investors aren’t merely interested in the region, they’re committed to its long-term growth," said Mangcu.


Sam Wenger, Serenity Hills Development Director, said they are thrilled that the development is on track, and that the dream for an affordable, quality estate is finally being realised: “With all the upgrades that are happening in the area, now is the time to invest into the property market on the KZN South Coast.


"You still get unbeatable value for money, found nowhere else in South Africa. Alongside the subtropical weather, warm ocean, untouched beaches, and access to all modern amenities and hospitals, we’re only anticipating investor interest to grow.”


Infrastructure


The region’s accessibility is undergoing significant improvement through various infrastructure development initiatives.


Notably, Margate Airport recently underwent an R11 million upgrade, while the N2 Wild Coast Road (N2WCR) project aims to connect KwaZulu-Natal with the Western Cape, the Eastern Cape, and Mpumalanga, ultimately reducing travel time by 1.5 to 3 hours upon completion due to a shorter route and improved alignment.


The P395 in Port Shepstone, which serves as the economic hub of the KZN South Coast, is also undergoing a R580 million upgrade.


According to Seeff Property Group, the KZN South Coast has become the affordable alternative to the North Cost as it still offers excellent value.


Initially, the Covid pandemic boosted demand from buyers looking to swap the confines of their urban houses for a coastal lifestyle, while accessibility and proximity to Durban are a big draw card attracting buyers from Gauteng but also buyers moving out of the Durban down to the South Coast.
