The surge in Ballito's development is attributed significantly to its appealing infrastructure and amenities, which attract both young families and retirees.


According to a recent property market report by Rainmaker Marketing, in 2023, 36% of homebuyers in Ballito fell between the ages of 36 and 49.


The North Coast area is witnessing a monthly influx of approximately 102 adults, equivalent to 41 families.


Since 2019, 77% of newcomers to the North Coast have relocated from other parts of KwaZulu-Natal, with an increasing number coming from provinces like Gauteng and the Western Cape.


Ballito's proximity to Durban is a key draw, especially for employed individuals who prefer the tranquillity of coastal living to the hustle and bustle of urban centres.


Lifestyle centres, retail spaces, and dining establishments cater to residents, seamlessly integrating into their daily lives. Blue-flag beaches such as Willard Beach and Thompson's Bay offer safety and cleanliness, while abundant sports facilities and public spaces appeal to those seeking an active lifestyle.


The scenic 4km promenade and regular dolphin sightings further enhance the area's appeal.


The growing demand for schooling indicates the potential for long-term growth. Schools like Umhlali Preparatory School are experiencing high enrollment, while elite institutions like Reddam House and Ashton International School provide additional options.


Combined with Ballito's clean and safe environment, efficient water management, and urban planning, the town's attractiveness is heightened.


Transitioning from a holiday destination to a permanent residential location, Ballito's property market is diverse.


With a significant portion of homes situated in estates and sectional title properties, developments like Zimbali and Simbithi are highly sought-after.


While a third of buyers in 2023 were aged 36 to 49, 45% of the latest property owners in Ballito are over 50. Developers are accommodating retirees by incorporating retirement villages into lifestyle estates, tailored to fit the Ballito lifestyle for an older demographic.
