The Oceans Umhlanga Mixed-Use Development will officially launch its R1.4 billion North Oceans Umhlanga Residential Tower on Friday, 25 July.
The event marks the next phase in the broader R4.3 billion precinct development located in uMhlanga.
The Oceans Umhlanga precinct includes Oceans Mall, which has received international recognition, and the Radisson Blu Durban Umhlanga Hotel. The precinct has contributed to job creation, commercial growth, and the attraction of international retail brands.
According to The Africa Wealth Report, uMhlanga ranks among South Africa’s top property hotspots for high-net-worth individuals (HNWIs). The report identifies approximately 3,500 HNWIs residing in the Durban and uMhlanga areas, each with net assets exceeding US$1 million.
uMhlanga is also recognised as one of the fastest-growing towns in South Africa in terms of wealth accumulation over the past decade. Its prime real estate – particularly along Lagoon Drive – includes some of the most exclusive residential complexes in the country, such as The Pearls, Edge of the Sea, and The Bermudas.
In addition to its real estate appeal, uMhlanga is highlighted as a key luxury tourism destination for affluent travellers across the African continent.
“The Oceans Umhlanga development has brought global attention to the potential of this province. We’re proud to now open the doors to a residential offering that reflects both international luxury standards and local ownership in a way South Africa has never seen before,” said Brian Mpono, CEO of Oceans Umhlanga Development.
The Oceans project is located in Umhlanga Rocks, KwaZulu-Natal. Oceans Umhlanga (Pty) Ltd are the private developers of the Oceans uMhlanga development. The project is a mixed-use development consisting of the Raddison Blu Hotel, a retail mall and 600 apartments.

The North Tower includes 258 residential apartments, ranging from studio units to four-bedroom options, including penthouses. All units feature ocean-facing views, high-end interior finishes, and direct access to Oceans Mall.
Development-related construction has generated more than 25,000 jobs, many of which have been filled by residents from surrounding communities including Inanda, Ntuzuma, KwaMashu, and Blackburn.
“We are witnessing lives change in real time,” continued Mpono. “Young people are securing jobs in flagship luxury boutiques. Women are running thriving restaurants. Fathers who once struggled to find stable employment are now part of reliable teams in logistics and security. These are not just numbers on a spreadsheet—they represent families with renewed hope, dignity, and a real opportunity to participate in the economy.”
The tower is located on Lagoon Drive and offers amenities such as swimming pools, concierge services, yoga zones, children’s play areas, ducted air-conditioning, inverter-ready systems, and direct connectivity to Oceans Mall and the beachfront promenade.
Final figures related to economic impact will be presented at the launch event. The North Tower is positioned to contribute to Durban’s post-pandemic development and ongoing interest in the KwaZulu-Natal property sector.
“The completion of the Oceans Umhlanga Residential Towers is a vote of confidence from the developers—confidence in Durban, in our people, and in the kind of future we can build when world-class investment meets authentic transformation,” said Mpono.
He also noted that a R1.3 billion leisure-focused development in the South Tower is currently in planning.
